SIMULATED SCENARIO
The starting point
The project combines upfront investment with a period of sales growth. The company wants to fund the opening costs while retaining cash headroom for its existing business.
The structure
The scenario models €150,000 of funding against a retail unit valued at €375,000: 40% LTV over 24 months. The budget separates fit-out, equipment and stock so funding is linked to specific uses.
The outcome
The simulation assumes completion 21 days after receipt of complete documents and opening in month two. Business growth and bank refinancing allow repayment in month eighteen. These are illustrative assumptions.
