Real estate backed finance
Access business liquidity using property as collateral, without making a sale the first step.

SITUATION
When it makes sense.
You need liquidity and own property that is unencumbered or has little debt secured against it.
The bank cannot provide the amount or term you need.
You want to invest or grow without selling the property.
DETAILS
What you should understand.
Suitable when you need working capital or growth funding and a company owns property with sufficient equity after existing charges. Repayment must be supported by income or an identifiable exit.
THE PROPERTY
The collateral
We start with the property the company can provide: a home, retail unit, office, industrial building or land. We review ownership, location, valuation and existing charges. The requested amount must relate to available collateral value and repayment capacity.
Owning property is not enough on its own. We also need to understand the use of funds and its effect on the business. Valuable collateral does not replace a viable exit.
THE EXIT
Repayment
Repayment may come from business cash flow, a planned asset sale or identified refinancing. We assess whether that source matches the requested term and loan payments. If repayment depends on a single event, we consider the impact of a delay.
Information that helps.
You can start without uploading documents. If this information is available, it may help us understand your project sooner.
- Property type, location and company ownership.
- Estimated value, any existing valuation and outstanding charges.
- Use of funds and net amount required.
- Repayment source and intended timetable.
Common questions.
Do I need to sell the property?
No. The property is assessed as mortgage security. Default may lead to enforcement against the collateral, so a credible repayment plan is essential.
Does a valuation alone determine how much I can borrow?
No. Existing charges, property characteristics, use of funds and repayment are also assessed. The final amount depends on the funder’s analysis and terms.
Can I enquire without a valuation report?
Yes. An estimated value is sufficient for an initial enquiry. If you have a valuation or land registry extract, providing it is optional and may speed up assessment.
