REAL ESTATE BACKED FINANCE

Business debt refinancing

Reorganise loans and maturities so debt better matches your business cash flow.

SITUATION

When it makes sense.

  1. You have several loans and credit facilities with overlapping maturities.

  2. You are servicing expensive short-term debt that could be extended.

  3. You need cash flow breathing space for a few months to get back on track.

DETAILS

What you should understand.

When several loans or facilities mature together, or the debt structure constrains an otherwise viable business. We review all liabilities to avoid simply moving the problem to the next maturity.

1

THE PROPERTY

The collateral

We start with a complete debt schedule: balances, payments, maturities, collateral and repayment costs. This helps distinguish a temporary concentration of payments from an ongoing business imbalance.

We then assess available property value and forecast cash flow. The aim is to understand the improvement offered by the new structure and the obligations that will remain afterwards.

2

THE EXIT

Repayment

We compare the current and proposed schedules, including interest, costs and any final payments. A lower instalment does not by itself mean a lower total cost. Repayment must remain sustainable beyond the initial cash flow relief.

Information that helps.

You can start without uploading documents. If this information is available, it may help us understand your project sooner.

  • Loan and credit facility schedule with balances and maturities.
  • Payments, collateral and expected repayment costs.
  • Value and charges on the properties offered.
  • Cash flow forecast and additional liquidity requirement.

Common questions.

Does refinancing always reduce costs?

No. It may improve timing or liquidity without reducing total cost. Interest, fees and expenses must be compared before deciding.

Must every existing debt be repaid?

Not necessarily. We assess which obligations could be replaced, retained or renegotiated and how the overall collateral and payment structure would look.

Can additional business liquidity be included?

It can be proposed, separating debt repayment from new capital. Feasibility depends on collateral, use of funds and the repayment plan.
